Drainage warning signs

Water sitting where it should not?

None of these are cosmetic. Each one means water is being held somewhere it was never meant to sit, and most of them trace back to the shape of the ground.

  • Standing water after rain

A low spot holds water instead of shedding it. On clay soil it can sit for days, killing grass and saturating the ground beneath.

  • Water running toward the house

The ground next to the wall is flat or falls back toward it, holding water exactly where you least want it.

  • A yard that slopes the wrong way

Decks, beds, sheds and years of added soil block the path water used to take off the lot.

  • Low spots and soggy lawn

Areas that stay wet long after the rest of the yard has dried out, especially after spring melt.

  • Downspouts dumping into low areas

A downspout delivers a lot of water in minutes. If it lands somewhere that cannot drain, it works against you.

  • Settled soil against the foundation

Backfill settlement leaves a trench along the wall that channels roof runoff straight down beside the basement.

Why grading matters

The first two metres decide where water goes

Short answer

Grading is shaping the ground so water runs where you want it to. Around a house that means a continuous fall away from the foundation, then a controlled path, usually a swale, carrying water to a low point, a lane or the street.

When that fall is missing, flat or reversed, rain and snowmelt collect against the wall and soak into the backfill beside the basement. Grading moves surface water. Water entering through a crack or a failed weeping tile needs a different fix, though correcting the grade reduces the load on it. Grading versus drainage explains how to tell them apart.

  2. Downspout water released clear of the wall
  3. Fill compacted in lifts so the grade holds
  4. Swale carries runoff off the lot

What the work involves on site

Typically one to three working days on a standard city lot.

  1. Stage 1

    Protect and strip

Features that are staying get protected, and turf is stripped so new fill sits on a stable base. Utility locates come first.

  2. Stage 2

    Cut, fill and compact

High spots are cut, low spots filled, and fill compacted in lifts. Compaction decides whether the grade is still there in three years.

  3. Stage 3

    Shape the finished grade

A continuous fall away from the structure toward the intended discharge point, with swales where water needs a defined path.

  4. Stage 4

    Topsoil and handover

Topsoil raked ready for sod or seed, the site cleaned up, and a walk-through of where water is meant to go.

Plan yard grading and drainage around the water route

Grading shapes the surface; drainage routes or collects water. A Calgary yard may need one approach or a combination. Before choosing a system, identify the source, the continuous route and a suitable outlet. A favourable slope beside the house can still lead into a blocked swale or patio depression.

If your main concern is lawn pooling, use our backyard drainage and standing water resource. For the shape of an existing yard, compare yard regrading; for plan and responsibility questions, start with lot grading guidance.

Measure a safe, accessible segment with the free yard slope calculator. The result is arithmetic, not proof of municipal compliance. Before construction, an independent contractor should confirm elevations, utilities, access, discharge requirements, restoration and maintenance. Obtain written scope and pricing; this website does not operate a grading crew or guarantee a contractor match.

How it works

Three steps to a free project review

No pressure and no guesswork. If it turns out you need a different trade, we would rather tell you that at step one.

  1. Step 1: Tell us what is happening

Use the free review form to describe where water collects, when it happens and where the property is. Photos taken the day after rain help most.

  2. Step 2: We review it and follow up

Your enquiry is reviewed to understand the problem and possible next steps. Photos help show where water collects; a contractor may need a site visit before quoting.

  3. Step 3: Explore the next step

Where suitable independent contractors are available, a referral may be discussed with your permission. Availability and acceptance must be confirmed; you decide whether to proceed.

Local conditions

Why grading fails faster in Calgary

A yard that seemed fine for a decade can suddenly become a problem. Nothing dramatic happened: the grade simply flattened past the point where it could shed a heavy melt.

  • Freeze-thaw cycling

Chinooks push temperatures above and below freezing repeatedly through winter. Each cycle lifts and drops the top layer of soil, and over years that heaving flattens the fall a yard needs.

  • Clay-rich soils

Much of the Calgary area sits on glacial till with high clay content. It drains slowly, so water that would soak away in sandy soil sits on the surface instead.

  • Snowmelt on frozen ground

The worst drainage day is often a February or March thaw. Meltwater cannot soak into frozen ground, so all of it runs on the surface and finds every low spot at once.

  • Established inner-city lots. Decades of added soil, mature trees and grades that have drifted from the original design.
  • Newer subdivisions. Backfill settlement around foundations and lot grading obligations that are still in force.
  • Larger edge-of-city properties. Long surface runs, limited curb drainage, and swales that need careful shaping.

Common questions

Calgary grading FAQ

Straight answers to what homeowners ask before starting a drainage review.

What does grading actually involve?
Grading is reshaping the ground so surface water leaves a property in a controlled way. In practice that means stripping or moving soil, cutting the high spots, filling the low spots, compacting the fill so it does not settle back, and finishing at a slope that carries water toward a swale, a low point or the street rather than toward the house.
How much slope should the ground have around a house?
A common approach is a steeper fall through the immediate foundation perimeter, then a gentler continuous fall across lawn and landscaped areas. Two percent is 20 mm per metre; 100 mm over 2 m is 5 percent, not 2 percent. The figure that governs your property is whatever the approved lot grading plan shows, so on newer homes that plan is the reference rather than a rule of thumb.
Do I need permission to regrade my yard in Calgary?
Small repairs that restore an existing approved grade generally do not. Changing drainage patterns, altering a swale shared with a neighbour, or regrading a lot that still has an active grading approval can involve The City of Calgary. Requirements change and depend on the lot, so confirm what applies to your property with The City before work starts. A qualified contractor can help you confirm which requirements apply.
When is the best time of year to grade a yard in Calgary?
Late spring through early autumn, once the ground has thawed and drained. Frozen or saturated soil cannot be compacted properly, and grading into frost usually means the fill settles once it thaws. Spring is when problems are most visible, so it is a good time to book an assessment even if the work happens later in the season.
Will grading fix a wet basement on its own?
Sometimes. If water is entering because the ground slopes toward the house, downspouts discharge next to the wall, or a low spot holds meltwater against the foundation, correcting the grade removes the cause. If water is entering through a cracked wall, a failed weeping tile or a plumbing issue, grading reduces the load on that system but does not repair it. An honest assessment tells you which situation you are in.
How long does a typical residential grading job take?
Ask the independent contractor for a schedule based on the measured scope, access, soil conditions, materials and restoration. Weather and outlet requirements can affect timing. This referral website cannot guarantee a project duration from an online enquiry.
